Prices are per week commencing on Saturday (Monday in December) arriving after 4pm and departing by 10am. A 20% deposit is required to secure the booking and the balance is due 4 weeks prior to arrival.

Short breaks and long weekends are negotiable outwith Peak Seasons, please do contact us to discuss. We will also welcome longer lets in the low season where available.

We welcome well behaved pets but do make a charge of £15 per dog per week or part week.

All bed linen, towels, electricity and oil for the oil-fired central heating systems and logs for either wood burning stoves or open fires are included in the rates.

There is a charge of £20 per person for extra bedding if number exceeds stated number of beds.

THERE ARE NO EXTRAS!!

Although we have cleaners to do change overs it is expected that the cottage is left in a clean and tidy state.

Guidance Notes and Conditions

Hunter Holiday Cottages, on payment of the agreed deposit and balance will provide accommodation for the dates specified on the confirmation of booking notice and will provide all facilities specified in the appropriate brochures and website and any additional facilities agreed in writing.

Bookings are for holiday periods only and as such are outwith the protection of the Scottish and English Rent Acts.

Pets

Only 2 dogs per property are welcomed and by previous arrangement with the owner but must be well controlled as the surrounding lands are working farms with a variety of livestock. No dogs on any of the furniture and dogs must not be left unattended in the property. “All poops must be scooped.”

Hunter Holiday Cottages will be responsible for providing the accommodation in a clean, tidy and sound decorative order with all clean linen and towels as specified in the brochure and website relating to the specific cottage and agree to put right (where reasonably possible) any defects on these being reported.

Electricity

Electricity is included in the holiday cost.

Damage and Breakages

The property should be treated with respect and all fixtures, fittings, furniture and equipment used in a reasonable manner so that at the end of the let they remain in the condition in which they were found at the commencement of the let. Any existing defects must be notified within 24hrs of the commencement of the let.

Any breakages or spillages should be notified to the proprietors as soon as it is reasonably possible so that these can be rectified and our high standards maintained. Repairs or extra cleaning may require an additional charge to be levied and this must be paid for before departure. Cleaning of properties left significantly below standard of that found on arrival will be charged £35 or at the discretion of the proprietor payable prior to departure.

Payment terms

A deposit of 20% of the full holiday price is required on booking and the balance must be sent no later than 4 weeks before your arrival. Cancelled holidays are subject to a charge dependent on the probability of reselling your holiday as follows - 4 weeks - deposit returned: 4 - 2 weeks 60% of total cost: less than 2 weeks full holiday cost. Relaxation of charges at the discretion of the proprietors where alternative lets are achieved.

Arrivals and departures

Arrivals can be any time after 4.00pm and departures by 10.00am unless by prior arrangement.
